Your Self Home Management - Common Concerns

It is normal to doubt something new. But do not worry, we are here for you every step of the way. The following are some initial concerns:

Do I need to be a licensed Realtor? No, so long as you are the one signing and negotiating terms of the lease. An owner has the right to rent out their own home. Granny flat laws allow for this exception.

What do I do if there is a plumbing or air conditioning repair? The make ready process will not only minimize the need for outside vendors but will also prepare you if something does go wrong. Emergencies always happen. The key is to prepare for them.

I do not want to be called in the middle of the night. This myth may have been started by slum lords. In the twenty years I have been doing this work, I have only been called in the middle of the night three times; twice for plumbing and once for noise. If you put effort into delivering a quality product, the odds are against you receiving a call in the middle of the night.

I do not have leases, applications or anything. We create your state approved lease and will guide when you need help.

I live in a different state how do I screen the resident, sign the lease and hand over keys? It is actually a good thing you live in a different state. There is no possibility of discrimination suits. With our process, a Notary Public will be handling the resident signing of the lease, identification, and handing over of keys. When you receive the package from the Notary Public, you will need to mail the resident a signed copy of the lease.

How do I show the home? The challenge is to lease the home without paying a management fee. The least expensive way to show a home is to have a friend open the door without discussing lease terms and conditions. If you do not have a friend, negotiate a leasing commission with a local agent or Notary Public. If the presenter is not negotiating leases then they are simply opening a door. The applicant will be applying for your home one line.

How do I find a good contractor? I have been managing apartments for over twenty years. The first thing I do is look for a contractor using The Blue Book. This online contractor book is filled with qualified contractors who pay money to advertise. If I am not satisfied. I look for a Real Estate Investment Trust operating in the area. Archstone Apartments, Equity Apartments, United Dominion are just some examples. Simply call a a large apartment community, tell them your situation and ask if they could refer a company. The best time to do this research is when everything is ok.

I do not want residents to know where i live. No one wants residents coming to your door in the middle of the night. In today's world this is really easy. Go to Skype.com and buy a number in your area. This is very cheap and provides great anonymity. If you live in Oregon and have a home in Arizona buy an Arizona phone number. I suggest forwarding incoming Skype calls to your cell phone. Remember, use the Skype account for outgoing calls.
