We take pride in our apartment communities and have an extensive turn-over program designed to minimize maintenance during your occupancy. We want to make your move as troublefree as possible. If you are not 100% satisfied with your apartment on the day you move in, you may move out that day without penalty. This is our Satisfaction Guarantee.

About La Cascada Apartments:

La Cascada Apartments is situated northeast of downtown Mesa, Arizona north of University Avenue, and east of Mesa Drive at 441 North LeSueur. La Cascada is a 12-unit, 1972 built, multiple family, courtyard style apartment complex. The apartments are comprised of (8) two bedroom - two bath apartments, and (4) one bedroom - one bath apartments.

Our two bedroom - two bath apartment comprise of 960 square feet of living space. Each apartment has two bedrooms, two baths, dining room, living room, and kitchen. We offer an online tour of a two bedroom apartment. Note: Select units shall have a carpet in the bedrooms only and plank flooring in kitchen, bathroom, livingroom, and hallway. Upgraded Unit

Our one bedroom apartment comprise of 680 square feet of living space. Each apartment has one bedroom, one bath situated off the hallway, living room, eating area, and galley style kitchen. Floorplan Note: Select units shall have a carpet in the bedrooms only and plank flooring in kitchen, bathroom, livingroom, and hallway. Upgraded Unit

All apartments come with one parking spot per bedroom, central air conditioning, carpet and vinyl flooring, stove, refrigerator, garbage disposal, Cox Expanded Cable (Channel LineUp), and WIFI. Utilities provided are by the City of Mesa with water, sewer, and trash paid for by landlord.

Public tranportation in the area include bus services along University Drive, Red Mountain (Arizona 202) Freeway located to the north, Supersition (United States 60) Freeway located to the south, and the newly built Metro rail line located along Main Street south of La Cascada Apartments.


Lease Requirements:

Our goal is to provide a safe clean living environment for every resident to enjoy. As such, we perform criminal background, and credit checks on every resident over the age of 18.

Approved applicants will have:

  • Documented income of at least $2, 300 per month, or 30% / rental amount.
  • Atlease 6-months of emplyment history (No letters are accepted).
  • Ok Credit history. Evictions are not an automatic disqualifier. Resident with evictions have been accepted before it just depends on history since eviction and how long ago.

Disclaimer: To determine eligibility, we utilize a program called Safe Rent which provides a holistic approach to your application. Based on income, credit history, and rental rates, this program measures the likelihood you will pay rent timely. Past credit problems are considered but are not an automatic disqualifier. If your application is conditionally approved, you will be asked to provide proof of employment.


Pet Policy:

Apartment Management Service believes in the humane and ethical treatment of animals.

  • Breed and weight restrictions
  • Restrictions: One dog per household. 10~15 LB maximum
  • Aggressive breeds are not allowed
  • La Cascada is a pet friendly environment.
  • All dogs are charged a monthly pet rent of $35.00.
  • Additional Security Deposit of $300.00.

Exception: We do not require a pet rent nor an additional security deposit for one indoor cat as long as a kitty litter is used.


Renters Insurance: (optional)

It is strongly encouraged every resident obtains renters insurance. Through E-Renter Plan, renters insurance will protect your belongings against harm and the cost is minimal. For the price of a meal for two your belongings could be covered.
